Extreme Marketing for the Internet Age

According to a National Association of Realtors survey, over 70% of home buyers now start their search online. And according to Atlanta's First Multiple Listing Service, listings in their database receive the majority of the traffic they will ever get during their first 48 hours online. That means that if every piece of information about your listing is not available when the listing goes on the market, you have missed a huge window of opportunity to connect with a potential buyer.

This is why I make sure that all marketing is ready to go from Day One when the listing hits the market. Having spent the past 6 years publishing showing247.com and creating virtual tours for other agents, I have a huge advantage because I have all the necessary skills and experience to do all my marketing myself. Most agents rely on third parties to do their photography, create their flyers, develop their virtual tours -- many even rely on office staff to input their listings into the listing services. Not me. The speed required to efficiently take advantage of internet marketing is simply not possible when you must rely on the skills and schedules of other people.

When I market a listing, I make sure that the day it gets entered into the listing services I have a completed virtual tour online. I also add photos to the listing as soon as it is input. Only a fraction of agents do this, but it is hugely important because the morning after a listing goes online that information gets pushed to agents (via daily hot sheets) and to potential buyers (through internet gateways set up to inform them about new listings meeting their search criteria). Buyers are more likely to click through to listings when they can see multiple photographs, so if your listing doesn't have photos added immediately, you are losing out on a major opportunity.

I make sure that the listing is extraordinarily well-publicized online so that the largest possible number of potential buyers will find out about your listing while it is still fresh on the market (when they are most likely to make the best offer).

Because the internet is where most people now look for real estate, it commands the primary focus of my marketing. However, I don't ignore traditional real estate marketing methods! I target classified ads to intown neighborhood newspapers. I create flyers to leave at the property. I advertise directly to other agents (via an agent flyer service, e-mail, and networking). I strive to make sure that every base is covered. Whether your buyer is driving down your street or searching online from another country, my goal is to make certain that they have easy access to detailed information about your property including multiple photos and a virtual tour.
