Extreme Marketing for the Internet Age - Does your listing qualify?
I implement my Extreme Marketing strategy for every listing that I take, but I don't accept every listing that I'm offered. Why? Because listing properties in this market is a high risk proposition and if I don't believe your home will sell it's not in my best interest to spend my time and money marketing it.
The majority of listings failed in 2008. The listings either expired and were relisted (typically at a lower price) or simply failed to sell and were taken off the market. Marketing is only one component to successfully selling a home. Since I know that I'm going to put 100% into my part of the transaction, I only accept listings from sellers who I feel confident are willing to do the same.
Selling a home quickly and for the best possible price requires the following:
- Putting the home into excellent condition (taking care of deferred maintenance) and making it look great (cleaning and staging) [see my top staging tips];
- Making the home easily available for showings; and
- Pricing it aggressively and realistically for the current market conditions.
If you're motivated to sell your home and willing to do what it takes to make it sell, you want an agent who will work as hard as you will to make that happen, and your home is located in the 30033, 30030, 30307, 30317, 30329, 30345 or 30084 areas of DeKalb county, your home qualifies. I also consider listings outside these zip codes on a case-by-case basis.
