Extreme Marketing for the Internet Age - What is it?

My name is Lisa Crowder. I'm a real estate agent specializing in DeKalb County, Georgia real estate. For every listing I accept, I implement a comprehensive, internet-focused marketing strategy from the first day the listing goes online that is designed to put detailed information about that listing in front of just about every person on the planet who might be interested in buying it. The key components of the strategy include:

Realtor.com featured home ads Featured listings on Realtor.com

Realtor.com is the #1 real estate web portal in the US (by far). When consumers shop online for real estate, more of them go to Realtor.com than any other site. Realtor.com sells eight "Featured" ad spots in each zip codes. These are the most visible spots on the site to advertise listings. These ads are expensive and must be purchased on a one year contract, which is why most agents don't buy them. I have featured ads in the following zip codes: 30030, 30033, 30307, 30317, 30329, and 30345. This means that I can feature my listings to come up at the top of the search results page not only in the zip code in which the property is located, but also in adjoining areas. According to Realtor.com statistics, featured homes receive up to 1,000% more exposure than standard listings. More exposure gives you more opportunities to match up with buyers who are interested in buying your home.

Showcase listings on Realtor.com

I also have showcase listings on Realtor.com. This enhancement package allows me to customize my listings with up to 25 photos, expanded descriptions, a virtual tour, and highlighted headlines. Statistics show that showcase listings are viewed significantly more often than regular listings. I also have some crafty "tricks" I use to get my listings seen by more people. Professional Photos

I started my career in real estate marketing not as an agent, but as a virtual tour provider for other agents. This means that I have skills other agents cannot match. All my listings benefit from my 10 years of experience photographing intown homes. You can be sure the photographs used to market your home will look amazing and will entice buyers to want to see it in person. I also understand the strategies behind using photographs to most effectively market your home. Most importantly, I have high quality photographs online the day each of my listings hits the market.

Virtual Tour

With my background as a virtual tour provider, I am uniquely qualified to create a comprehensive virtual tour of your property. My tours provide not only high quality photographs but also detailed information about the house and surrounding community -- something most tours do not do -- this makes my tours highly visible to search engines (highly googlizable) which makes them easier to find online. Every listing that I take has a detailed virtual tour online by the day it goes into the MLS system.

FMLS and GaMLS

There are 2 multiple listing services in the Atlanta market -- First Multiple Listing Service (FMLS) and Georgia Multiple Listing Service (GaMLS). It is extremely important to fully utilize both these services in order to properly market a listing in Atlanta's intown market. FMLS is the listing service most used by intown agents. In order to get your listing in front of agents who sell to buyers in this area, you must have a listing on FMLS. However, FMLS has no consumer portal. Georgia MLS (which is used by more agents in the suburbs than in the intown market) has the atlantamls.com portal, which allows consumers to directly search their listings. Because more intown agents are familiar with FMLS, many neglect their listings on GaMLS. This means that their listings are not exposed to buyers who are searching atlantamls.com. It also means that suburban real estate agents are less likely to be exposed to those listings. It's a huge oversight that the majority of intown agents make. Not only do I market every listing that I have in both FMLS and GaMLS, but I "trick out" each listing with the maximum number of photos, expanded descriptions, a link to a virtual tour, and expanded details -- and I do all that from the day the listing goes into the computer. Having the most complete listing possible means that more buyers and agents are likely to view it, which makes it more likely to attract an offer.

Internet Syndication

I feature my listings on major local portals (like ajchomefinder.com as well as my own web sites showing247.com and atlanta-midtown.com) and use the power of syndication to get my listings out to a vast array of other web sites.

Additional Marketing

I don't ignore traditional marketing techniques. I create custom flyers for each property and host open houses and realtor caravans (when appropriate), and I network with other agents -- both online and off-line. I have additional marketing tactics in my arsenal as well that I use where and when appropriate.

But since the majority of buyers are now looking online -- that's where I target my greatest efforts. This gives your listing its biggest impact and makes it more likely that it will be noticed by potential buyers.
