Extreme Marketing for the Internet Age - Why is it important?
The goal of my Extreme Marketing strategy is to ensure that my listings are the ones that are most visible to the potential buyers who are likely to be interested in them. More potential buyers means more potential offers which will ensure your home sells for the highest possible price in the shortest amount of time.
The advent of the internet has fundamentally changed the way that people search for houses. The days of relying on agents to provide buyers with all the information they receive about available homes is long gone. Buyers today take a much more active role in their house hunt and the majority of them search for homes online (over 80% according to the National Association of Realtors).
I provide Extreme Marketing for all my listings from the first day they hit the market because the initial few days -- up to the first 2 weeks -- is by far the most productive period of time for marketing a house. The largest pool of potential buyers that you will ever reach is the pool that is actively searching for homes the day you put it on the market. After that, buyers will enter the market and buyers will leave the market, but you have a single unique opportunity to get your listing in front of the largest possible pool of interested buyers at the time that you list it.
If you miss that window of opportunity for whatever reason -- because your agent doesn't have adequate marketing in place that same day, because the house isn't in optimum condition, or because your house is improperly priced -- then you're at a huge disadvantage.
The longer a house stays on the market, the lower the price you're likely to be offered. Homes that stay on the market long enough become stigmatized because "everyone wants what everyone wants, but nobody wants what nobody wants." Many homes in the Atlanta market these days have been up for sale for more than a year and the perception of value of these homes is steadily diminishing.
I make sure that my listings have all the vital components of an Extreme Marketing strategy ready and online the day the listing goes in the computer -- multiple high quality photographs, a detailed virtual tour, and all the information necessary to customize the FMLS and GaMLS listings as well as my showcase and featured listings on Realtor.com and across the internet.
